The detail that mattered most to the market was in the same filing: more than 95% of buyers said they were buying to live there. This was absorption, not churn.<\/p>\n\n\n\n<p class=\"has-medium-font-size wp-block-paragraph\"><strong>Event two: the 2024-to-2025 repricing.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Once absorption at \u20b97 crores was proven, every land parcel on the stretch was underwritten differently. Anarock recorded a calmer 8%-12% increase for Gurugram\u2019s premium and luxury bands overall, suggesting the sharp move was concentrated at the top of the market rather than spread across it.<\/p>\n\n\n\n<p class=\"has-medium-font-size wp-block-paragraph\"><strong>Event three: February 2026, when the numbers were published.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">That report put Gurugram at \u20b924,120 crores in home transactions priced at \u20b910 crores and above during calendar 2025, ahead of Mumbai for the first time. The other sells scarcity within the same postcode. That is the product evolution in two lines, and the buyer data supports it: in the \u20b910 crore-plus segment, homes of 4,000 to 6,000 sq.ft.&nbsp; carried the bulk of demand in 2025, and the above-8,000 sq.ft.&nbsp; category accounted for 22% of the total value. Fewer, larger homes per acre is where this market went.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Which brings up the question to ask at every sales desk on this corridor, including the one you like best. When a project quotes 2,277 to 2,966 sq.ft.&nbsp; ask whether that is the RERA carpet area or the super built-up area. Under HARERA, carpet is the legal standard, and the two figures can differ by 30% or more. A rate per sq.ft.&nbsp; means nothing until you know which area it divides by.<\/p>\n\n\n\n<h3 class=\"wp-block-heading has-medium-font-size\"><strong>The Infrastructure Already Priced in, and the One Trigger That Is Not<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Most of what sells this corridor is already built and already in the price. The road runs roughly 8.5 km from the Sector 55 and 56 junctions down to Sohna Road, widened to eight lanes with a central green belt. The Sector 55 to 56 Rapid Metro station sits about 3 km from the Sector 63 A cluster. NH-48, the Southern Peripheral Road and Dwarka Expressway are all within reach, and IGI Airport runs about 40 minutes in ordinary traffic.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The metro is different, because it is neither built nor priced.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>RITES prepared a detailed project report for a 35 km elevated corridor with 28 stations, running from Sector 56 along this stretch and the Southern Peripheral Road to Pachgaon.<\/li>\n\n\n\n<li>The HMRTC board has cleared the DPR. State government approval and clearance from the Union Ministry of Housing and Urban Affairs are still outstanding, so no construction has begun.<\/li>\n\n\n\n<li>Reported project cost differs across trade accounts, appearing as \u20b98,519 crores in one and \u20b910,428 crores in another. Treat the figure as a range until the sanction order is public.<\/li>\n\n\n\n<li>Sector 56 is planned as a triple interchange with the existing Rapid Metro, with further interchanges at Vatika Chowk, Kherki Daula and Pachgaon, the last connecting to a Namo Bharat corridor. Those are off-peak drive times. A construction-linked plan that front-loads tranches into 2027 and 2028 against a 2033 completion is a very different cash-flow commitment from what a 2030 headline implies.
